We know the design and construction process can be stressful. As your architect, we will be your advocate through every step of the process to ensure you can enjoy the finished product for years to come, while also getting the most value for your budget.

Our Process

Initial Steps

Zoning Analysis

Using your property survey, we will review your local zoning guidelines to determine exactly what can be built.

Record Search

We often reach out to the local building department to determine what structures on the property already have permits. By completing this step early on, we can tackle any outstanding issues to keep your project moving forward seamlessly.

Field Measure

We will visit your property to measure all existing conditions. This provides us with an accurate baseline of layout, structure, and utilities from which we can begin designing.

Review Budget

By discussing your budget early, we can design something that will be beautiful and affordable. It also allows us to create accurate drawings that contractors can bid on.


Schematic Design

We will create and present multiple approaches to the design and construction of your project. During this phase, we will further identify your objectives.


Design Development

We will further develop and refine the designs based on your feedback. DD drawings have an extra layer of detail that helps us visualize how the project will be built.


Construction Documents

Bid Drawings

After working through the design, we create concise and thorough bid drawings that can be provided to contractors. A good set of drawings will help you get more accurate pricing.

Permit Filing

We further develop the drawings for submission to your local building department. This includes forms that will be required for filing permit applications.


Construction

Site Visits

We will visit your project during construction to make note of the progress and answer any questions you may have.

Contract Administration

We can provide contract administration services to help you review contractor bids and proposals.
